Today I want to talk freely on December 22nd, 2023 on what I think you should focus on in 2024 as a REALTOR®. I have published some podcast episodes (also YouTube videos) on this topic. You can find them linked and listed below, but this blog post is going to be a fresh list that most likely will not be identical. Mostly because I am in a different place today as I was a few weeks ago, and because I don’t memorize what I want to share with you with the need to share the exact same information with you verbatim.
If you are curious about the “different place” comment, remember I love to blog, I love to share, and I love to be transparent. I can bring you nothing but exactly who I am, faults and all. I have had some changes over the last few weeks. Maybe a month ago, I decided I wasn’t going to scroll social media anymore (I have done so a couple times, because I have been in a lot of pain lately, dealing with health issues, and I needed to focuses on sometime to forget the pain for a few minutes, but otherwise, I haven’t scrolled.) I also decided I was going to intentionally be “influenced” by the least amount of things as possible, included less television and no music while I drive. When you are left alone with your thoughts, you see things differently, and you feel emotions differently. You process life differently because you are awake to everything. I pride myself on the self-awareness I have acquired over the last year, but the clarity of less influences is pretty powerful. And ironically, right now, in this exact moment, is the first time I am processing the effect of this reduction in influences. I have been under a lot of personal stress in the last few months, with it lifting lately. I really have been going through a lot of changes, all while trying to get healthy. It is really hard to stay motivated when you are sick. The last two or three days I am finally not feeling completely drained, and I haven’t felt massive pain in 4-7 days. I have been self-dosing myself three times a day on iron supplements, and the effects can take 3-4 weeks to fully kick in. I think I am pretty close to being there.
But long story short, because I have had less to give, I haven’t been writing a blog post for every podcast episode, so I just wanted to provide some type of explanation.

What You Should Focus on in 2024 as a REALTOR®
I am going to try my hardest to not tell you what everyone else is telling you to do right now, but if it sounds like we are singing the same tune, you might want to take that as a sign. What I want you to remember is that I do not have an ulterior or hidden motive. I will never lie, and I will never be gimmicky. You are safe taking advice from me.
Number 1 | Long form content with evergreen characteristics and search-ability (SEO) in mind.
The only way to make money is to chase or to be found, and let’s be honest, the “game” of real estate is tiring, and who wants to chase? The moment I switched my brain to a “marketing and branding” mindset centered around content, it was “game over” in a good way. Content is how you are going to be found. Now-a-days (I laugh as I use that word), when someone needs help or an answer, they are going to Google, and sometimes they are going to YouTube. In our industry, most consumers are starting on Google, but once they know their answer can be found on YouTube, their searches are divided. If one doesn’t have the answer, they bounce between each, and they find themselves on the one that provides the type of consumption they are in the mood for. This means you need to be creating both long form video content and long form text content (blog posts on your website).
I love working with buyers, so a lot of my video content is centered around buyers. I share my local area knowledge, but keep in mind many that buy are also selling, so don’t not focus on buyer content because you only want to work with sellers. My dream client (who I stumbled upon) is someone that is relocating to my area. You need to define who your dream client is so that you can be creating content for that “person”.
I wanted to further break down this topic, and make sure I tell you to make sure you are creating blog series on a consistent basis. Blog post content really has helped me out shine so much of my competition in 2023. I am excited to see where it takes me in 2024 as more buyers hit the market. Take blogging seriously, and it will reward you. I promise.

As for my blog content, I am pretty divided. I create marketing knowledge and marketing update related blog posts in hopes to establish myself as a real estate expert in the eyes of sellers, and I create buyer driven content similar to what I am publishing on YouTube in video content. I know my dream clients are wondering what the “best neighborhoods” are, they are looking for more information on “property taxes”, and they are curious about the “best schools” and “school ratings”. After 6000+ blog posts, I still haven’t ran out of things to say, and every year series I have done in the past can be updated, and publishes as brand new blog posts.

Number 2 | Focus on first impressions.
The way you present yourself to the world online and offline can be considered a first impression. This conversation is one I want to narrow down into a branding conversation. I talked about this in this video, but I want to bring it here too. Where I saw the biggest cause and effect in my business was the moment I decided to change all of my thumbnails on my YouTube channel. My thumbnails are sometimes the first impression a potential client might have to me, and by making my YouTube channel brand-centric I instantly looked professional and started attracting paying clients. Other ways you are giving first impressions are your website, landing pages, and social media profiles. Each one needs to be professional, because that is what the consumer wants in control of their real estate transactions. There are lots of ways we can do this, but consistency is going to be key. You want consistency in your tone, imagery, and message.
Number 3 | Systems
I don’t know about you, but when I got my busiest (the midst of the 2020-2021), I was running around like a chicken with my head cut off. But once I introduced systems, automation, and got my team into place, I was able to handle the same work load, while creating more content, and I felt like I wasn’t working 24/7. Systems and automation are going to allow you to do more and have more. If you haven’t established this for your real estate business, you should do so in 2024.
My favorite type of automation in my business are the auto emails that are generated after specific user behavior on my websites. We want to start conversations with our potential clients. Another system I have set up that I love is the option for my clients to schedule a call with me, and then once they schedule that call, I send them a link to a buyer questionnaire. The questionnaire allows me to prepare for the phone call.
Number 4 | Clear Call-To-Actions
Every single piece of content you create needs to have a goal in mind, and more importantly, it needs to have a clear call-to-action. A call-to-action is what you want the viewer or reader to do. You are taking them down a path or on a journey. You want to curate this experience for them while meeting them where they are. My favorite call-to-action is asking them to schedule a call with me, but it can also be something as simple as reading a blog post, watching a video, or downloading an e-book. The best call-to-actions capture their contact information, allowing you to develop a deeper relationship with them by serving them.
Number 5 | Educating your clients.
A lot of changes have happened in the last 3 years, and more changes are to come over the next 2. You want to be the most educated REALTOR® in your market, and you want to be the one educating your potential clients and clients. The things you need to be educating them on are the real estate market and their options.
Number 6 | Personal Development
Your personal growth is just as important as your professional growth. Dedicate time in 2024 to improving skills, whether through courses, reading, or mentorship. A well-rounded individual brings more to the table, offering diverse perspectives and solutions. This commitment to self-improvement will not only benefit your business but also enrich your personal life.

Number 7 | Reflect and Adjust
Finally, as you focus on these aspects of your business, always leave room for reflection and adjustment. The real estate market is known for its ups and downs. By regularly evaluating your strategies and being willing to adapt, you ensure that your business remains resilient and successful. Remember, success is not a destination but a journey of continuous learning and adapting.

The path to success as a REALTOR® in 2024 lies in your hands, and I believe by concentrating on these areas, you will find both professional success and personal fulfillment.
