I doubled my real estate leads in the last week. — Let me teach you how I did it.

Hello, sweet friend. My name is Jo, and it is nice to meet you. I love having intimate conversations about life, growth, and real estate. I hope you don’t mind.

In the past four years, I have averaged $662,500 a year, with the year prior generating $300,000 in commissions and my best year generating $900,000 in commissions. So let me take you back to the “before.”

In 2018, I had figured out a secret. A sweet lender friend of mine, Renee Morton, had told me about how she was generating leads from Yelp.com, and she thought I should give it a try. So I did, and by the end of 2019, I had made $300,000, with 80% of that coming directly from organic Yelp leads. That was before I started creating content.

In 2020, I got serious about YouTube. I had been watching it since I was a teen but never used it as a superpower. I uploaded 211 videos that year and generated $500,000 in commissions. In 2021, I uploaded 139 videos and generated $800,000 in commissions. In 2022, I uploaded 215 videos and 187 shorts, generating $900,000 in commissions. In 2023, 117 videos and 546 shorts, generating $450,000 in commissions.

Two years ago, on March 22nd, 2022, I decided to get serious about Instagram. I created a new account for my brokerage and brand, Jo & Co. It took us one year and three months of posting daily to get our first viral video, with 16M views. In the last two months, we have had many more viral videos—none of that extreme, but ones to be proud of. And two years from the beginning, we finally got actual leads from Instagram. 

We have finally entered Instagram’s good graces. Our content hasn’t changed much, but the values of Instagram (and its users) have changed. We have never been much of an entertainer; we have been value providers. This change we are feeling might be because people on Instagram are growing up. 

We do Instagram differently than others. Our goal was always to be perceived as a local expert, not just in real estate but also in all things local. So, we created local content and published it on Instagram (and YouTube).

But how did we double our leads in the last week? — We do have more videos going micro-viral than ever before, but…

Do you want to know what the magic pill was? Becoming more intentional about our goals! We introduced a direct call to action after the value “to learn more.”

It was that simple.

We introduced ManyChat automations, and started sharing information that was timely and relevant to the user.

This automation ensures that when they are curious or need assistance, the system is ready to provide immediate, relevant responses, making our interaction smoother and more responsive. It’s akin to having a virtual assistant dedicated to keeping our conversations flowing, ensuring the potential client always have the information they need at their fingertips. This tool is instrumental in optimizing one’s engagement strategy, helping to stay connected with the potential client by offering value in every interaction.
